Method 1: METES & BOUNDS
- When: Irregular tracts, rural, historic grants (East TX, Spanish grants)
- How: Point of Beginning (POB) → bearing + distance around each boundary → back to POB
- Bearing format: N/S + degrees + E/W (e.g., "N 45° 30' E, 150 ft")
- Monument: Fixed reference point (iron pin, tree, river)
- TX specific: Varas (Spanish unit) ≈ 2.78 ft; 5,645.4 sq. varas = 1 acre
Method 2: RECTANGULAR SURVEY (Government Survey)
- When: Large rural tracts (national context—TX retained its lands)
